Alright I’m finally sitting down and writing a blog post on our latest flip house that we completed!! I wanted to share some before and after pics and sources with you all. It took us just under a month to complete this project and I love how it turned out! Now let’s just hope a buyer loves it too lol!

My favorite part about this remodel was the living room. We added these awesome built ins. It added so much to the space and it added a lot of value! Buyers love anything custom especially built ins. On each side of the fire place there were two niches. When we first walked the house I saw that upstairs in the loft area there was bank of cabinets. It seemed very random to me and I thought they could be a much bigger selling feature and asset if we used them as a built in. So my uncle moved them downstairs and I told him how I wanted him to build out the niche. I also figured some nice floating shelves would not only look good in the niche on the left but also add function. This what the space looked like when we purchased the home. Oh how I wish the home builder would have centered the fireplace! But alas home builders sometimes don’t think about what would look best aesthetically. By adding the built ins we gave prospective buyers a use for those niches and made it so the fireplace didn’t seem so off center. We took away the question of what do we put in those spaces. Whenever trying to sell a home you never want a buyer to be stumped or confused on what to do with a space or what a space is used for.

This is the bank of cabinets that I mentioned before that was in the upstairs loft. It was stuck in this corner area and just seemed out of place to me. When remodeling always look for pieces that can be reused in a different way. It’s a great way to save money! Also don’t be afraid to relocate cabinets like this as long as it makes sense to do so.

Here is a nice during photo. My uncle built two large boxes that went on either side of the cabinets that I took from upstairs. By doing that it made it feel as one unit. Had I just stuck the cabinet unit from upstairs in the center and didn’t add any boxes on the side it would of felt weird and not custom. Each of the boxes have two fixed shelves and two adjustable shelves. We used maple to build the boxes and floating shelves. On the fireplace we added shiplap made out of half inch light weight MDF. The strips were cut into 4 inch wide pieces.

Alright moving into the dining area. When we purchased the home it had carpet and vinyl flooring as you see here. Installing new upgraded flooring was a must. Whenever possible always update or upgrade your flooring when trying to sell. 

We decided to go with vinyl plank flooring or LVP LVT. It’s a great option for home owners and for remodels, and it is cost saving because it can be installed over some existing flooring. So for this house that meant we did not have to remove the vinyl flooring that was in the kitchen! It’s cost effective and most of all it’s water proof and very low maintenance! It has a cork backing which helps with sound and softness.  It’s what a lot of home owners are choosing. It’s perfect for pets and kids and having a great price point makes it a wonderful option. The install is also fairly easy so it could be a DIY project. When remodeling a home try to put in items that will appeal to most buyers. This was a pretty safe color choice for the floors. It will go with a variety of design styles and it’s a color that will appeal to a multitude of buyers.

The floors look dirty here but they clean up nicely and easily! I’m always surprised at how new flooring can make a home feel so much more updated and expensive!

In the kitchen we didn’t have to do too much thankfully. The cabinets and countertops were in good shape. The previous paint color just did not go with colors in the kitchen at all. The blue was competing with the cabinets and countertops instead of complimenting them.

What a difference paint can make am I right!!!Look how the new paint color compliments the the colors in the kitchen. It makes the cabinets and countertops looks so much better and richer. In this dining area we staged and put in a new chandelier 

Downstairs there is a little powder room. It was a standard powder room. It had a pedestal sink, and vinyl flooring.

 

I decided to add a little pizzazz! We put in more shiplap to act as wainscoting in here. We used half inch light weight MDF and painted it Sherwin Williams Extra White and cut it into 3 inch wide planks. I also added grey penny tile and a fun geometric removable wallpaper. Rug, vanity Light, similar hand towel, similar mirror, pedestal sink, faucet

Across from the powder room is the laundry room. It had the same vinyl flooring as the kitchen.

I found this pretty hexagon tile and I seriously love it! It’s a great neutral tile and it’s porcelain so it will hold up well.

Downstairs there is a nice size bedroom with a full bath. The previous home owners were not afraid of color!!

I decided to brighten it up with Swiss Coffee by Sherwin Williams and we continued the luxurious vinyl plank flooring into this room.

This bathroom was just more of the same. Colorful paint and vinyl flooring. Luckily the vanity was in good shape and had a  quartz countertop.

And just like that the bathroom is transformed! We painted the walls Swiss Coffee by Sherwin Williams, installed more of that cute grey penny tile, changed out the faucet and vanity light. It’s like a whole new bathroom! I also added these fun removable Swiss Army Crosses to the wall. I thought is gave it a fun little pop, plus they are removable so if the new home owner doesn’t like them they can remove them! Rug, similar shower curtain 

I also added these cute towel hooks. I generally always remove builder grade towel bars. Like I mentioned before buyers love anything custom, so by simply taking out the generic towel bar and adding hooks they feel like it’s a custom upgraded bathroom.

Upstairs is a large open loft space. Perfect for the kids. Plus it’s right outside the two bedrooms so it would be a perfect kid hang out. In here we installed new carpet from Lowes and continued the Porous Stone paint color. All the trim in the house is Extra White by Sherwin Williams.

Upstairs there are two nice sized bedrooms. Again there were lots of colors happening in this house!

This room got new paint Swiss Coffee by Sherwin Williams and new carpet. The room also got staged as a cute boys room. It’s always nice to stage a home when trying to sell. Having furniture in a space makes it feel twice as big and shows potential buyers what size beds and furniture will fit.

In between the two upstairs kids bedrooms is a large full bathroom. It had the same vinyl flooring through out the house and quartz countertops.

So in every flip we do I like to add one little fun pop of something. In this house it was this cool tile! For the most part you want to play it safe and stick to neutrals, but I also think it’s ok to go outside the box in small doses. This upstairs kid’s bathroom was a great place to add a little something different that buyer’s wouldn’t expect. Peace sign print, Kate Moss print, Similar shower curtain 

This home has a nice large master bedroom with a large full bathroom. It also has two walk in closets!! We painted the walls Swiss Coffee by Sherwin Williams and installed new carpet from Lowes. We also installed a nice modern ceiling fan, much needed in California!

So once again we see the same vinyl flooring and vanity. Plus the outdated builder grade vanity light. Updating your lighting is always a good idea especially when it’s this style of light.

In went the new floor tile and out went the vinyl! This is one of my favorite tiles to use on flips and in my own house! It’s a beautiful neutral grey and people seem to love it. I have used it several times. We also installed new faucets and of course changed out the vanity light. Added a little bit of staging and paint and it looks new!

In the backyard we did lots of cleanup and planted some new plants. It’s a nice low maintenance and drought tolerant land scape.

In the front we laid new sod and plants. I love putting in these white roses. I believe they’re called Prairie Roses. They do really well in our area and add a nice pop of color. You always want to have good curb appeal. As they say you only get one chance to make a first impression. This is very true when it comes to selling a home! This is a newer home so the paint job was still pretty good, but I did have the front door, shutters and garage door painted. If the Trim had been faded I would have painted that was well. Painting those items on the exterior make a big difference! And are actually things you could paint yourself. We also added new bark.
